Making money on property improvements requires careful planning and insight into what sells at the highest price per square foot.

We never make a design and FF&E plan without first knowing exactly how much room we have to increase the property’s value per square foot.

You can learn more about our market intelligence here.

In other words, if we’re working on a $750/sqft home, with realistic comps selling for $1,100/sqft, we know that any strategic improvements under $350/sqft is profit. The trick is creating that value for a fraction of the cost.

I can tell you right now that cutting corners on quality erodes more value than any potential cost savings. Getting a $50 no name piece that fits a space is very different from choosing engineered flooring or moldings because they’re on sale.

Not everything has to be Italian marble, or Restoration Hardware, Hermes, Kelly Werstler, or Gubi, etc… Just because a piece is expensive, it does not mean that it works for or adds value to a space.

And most importantly, the aesthetics, functionality, and the sense of space are paramount for adding incremental value to any luxury real estate project. When you make 2000 square feet genuinely feel like 2200, that’s the premium on the price per square foot really kicks in.

These factors can make or break a luxury renovation investment, and this sort of direct, specialized experience is a major advantage for our property partners.

For instance, for something as important as a focal point like a fireplace in a ski home, designing a beautiful space that organically accentuates its main purpose can create a tremendous amount of value with minimal investment.

Each of the examples below cost less than $10,000 to remodel and refurnish.

Our design philosophy is all about sophistication and timeless design, creating an exceptional sense of space and balance with cross-generational appeal.

The home is the experience.

We embrace heritage. Our designs enrich spaces with minimally invasive, high-yield improvements that honour the unique local landscape and spirit. From structural changes to our choice of furnishings, this belief is what guides us at every stage of the design process.

And we avoid the “purpose build” trend because it removes downside protection, and it adds unnecessary constraints to increasing luxury property values.

Ultimately, our design work helps increase property values to record prices per square foot and rental income potential, accelerating equity growth and maximizing financial gains.
